It contains data on the owner, easements, mortgages or restrictions on the disposal of real estate. In Poland, <strong>land<\/strong> and <strong>mortgage<\/strong> registers are kept by district courts.  <\/p>\n\n<p>Any <strong>change of ownership in the land register<\/strong> must be formally reported and approved by the court. Without this, the new owner of the property will not be recognized as its legal holder, which can raise serious problems for further transactions. <\/p>\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"How_is_the_change_of_ownership_handled_at_the_land_registry\"><\/span>How is the change of ownership handled at the land registry?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n<p>The process of updating the land registry can be divided into several stages. It is worth taking care of proper preparation to avoid delays and complications. <\/p>\n\n<p><strong>1. preparation of documents<\/strong><\/p>\n\n<p>The first step is to gather the necessary documents. The most important of these are: <\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>A notarial deed<\/strong> confirming the sale, donation, inheritance or other form of transfer of ownership.<\/li>\n\n\n\n<li><strong>Application for an amendment to the land register<\/strong>, which must be submitted on the appropriate form. A model of the application can be found on the website of the Ministry of Justice or at the court. <\/li>\n\n\n\n<li><strong>Confirmation of payment of the court fee<\/strong> (currently it is PLN 200 for registration of a new owner).<\/li>\n<\/ul>\n\n<p><strong>2. submission of the application<\/strong><\/p>\n\n<p><strong>An application for a change of ownership in the land register<\/strong> is filed with the district court having jurisdiction over the location of the property. The documents can be submitted in person, sent by mail or, increasingly, electronically via the <strong>ePUAP<\/strong> portal. <\/p>\n\n<p><strong>3. verification of the application by the court<\/strong><\/p>\n\n<p>After the application is filed, the court verifies the documents and the compliance of the data. If all the formalities have been completed, the change in the land register is made and the new owner becomes officially registered.
